Did you know that the West 192 Development Authority houses one of the largest redevelopment plans in the nation? With 1,500 square miles of bandwidth and being home to one of the fastest-growing counties (with a population of over 200,000), the West 192 corridor is a developer’s dream!

Since the corridor is so expansive, various industries have found their home in West 192. That’s why we have divided the corridor into eight segments based on factors such as industry, building height, and population. Each of our segments serves a greater purpose, so here is an inside scoop on the Paradise segment, part of our Leisure District, of the West 192 corridor.

Area

The Paradise segment is the second sector on the corridor and serves as the tourist gateway into Osceola County. Caddy corner to the Four Corners segment, the Paradise segment starts at State Road 429 and extends to Formosa Gardens Boulevard.

Theme

While its physical guidelines recognize each segment, all eight sectors also possess their own feel and theme to distinguish them from one another. Paradise distinguishes itself as a unique segment by:

  • Serving as the tourist gateway into Osceola County

  • Incorporating simple buildings and highlighting active public space with simple yet fun, site furnishings

  • Showcasing bright, colorful landscape including mounded massings of tropical plants alternating along the primary walkway with clusters of palm trees and strategically placed crepe myrtles for added color

The Paradise segment also possesses its unique “Lakeside Leaf” benches and signature teal color. You’ll know you’ve entered Paradise when you feel like you’re on a tropical beach vacation.

Envisioned Uses

To help distinguish different types of areas throughout the corridor, like residential neighborhoods from tourist destinations, West 192 created Design Guidelines. Paradise was envisioned as a segment utilized primarily for multifamily residences, restaurants, entertainment, and small to large scale hotels. The sector was also envisioned to house offices and other businesses that these families and tourists could utilize. As of December 2021, the Parasdise segment, which is part of the Leisure segment, consisted of 22% of the total jobs on West 192 and is at 100% occupancy for office space.
